Why I Live Here: An Inside Look at the Unionville-Chadds Ford School District

Most of my blog posts are about helping you find the right home. This one's a little more personal — because it's about my own.

I don't just work in the Unionville-Chadds Ford School District. I live here. My family calls the Brandywine Valley home, and my two daughters go to school right here — one at Charles F. Patton Middle School, the other at Chadds Ford Elementary. When a buyer asks me what it's really like to raise a family in UCFSD, I'm not reciting stats off a website. I'm telling them about our life.

So here's my honest, insider take on why this is one of my favorite places in the entire Delaware Valley — and what you should know if you're thinking about making it yours.

📍 What (and Where) Is UCFSD?

The Unionville-Chadds Ford School District covers a beautiful, rolling 77-square-mile stretch of the Brandywine Valley — and here's the first thing buyers are often surprised to learn: it spans two counties.

The district pulls together seven townships across southeastern Chester County and western Delaware County, including areas like East Marlborough, Pennsbury, Pocopson, Newlin, Birmingham, and Chadds Ford, with Kennett Square and historic Unionville at its heart. It's a landscape of horse farms, stone farmhouses, preserved open space, and winding country roads — the kind of countryside that inspired generations of Wyeth paintings — yet it's minutes from Longwood Gardens and an easy drive to both Philadelphia and Wilmington.

It feels rural and timeless. It is not, however, remote — and that balance is a big part of the magic.

🎓 The Schools: Why Families Move Here

Let's be honest about the headline: families move to UCFSD for the schools, and for good reason. It consistently ranks among the very best public school districts in all of Pennsylvania.

The district is small enough to feel like a community — roughly 4,000 students — but resourced like a powerhouse. Here's how it's structured:

✔️ Four elementary schools — Chadds Ford, Hillendale, Pocopson, and Unionville
✔️ One middle school — Charles F. Patton Middle School, where all the district's students come together in the middle grades
✔️ One high school — the highly regarded Unionville High School

Because there's a single middle school and a single high school, kids from across those seven townships grow up, make friends, and come together — it builds a genuine, district-wide sense of community that's rarer than you'd think.

👨‍👧‍👧 My Family's Experience (Patton & Chadds Ford)

This is the part I can speak to personally.

My younger daughter is at Chadds Ford Elementary, and it's everything you'd hope a neighborhood elementary school would be — warm, nurturing, with teachers who genuinely know their students and a tight-knit parent community. Drop-off is full of familiar faces, and that matters more than I expected when we moved here.

My older daughter is now at Charles F. Patton Middle School, and watching her transition there has been a real reassurance. The middle-school years can be daunting for any parent, but Patton does a wonderful job meeting kids where they are — strong academics, but also the arts, music, sports, and activities that help a middle-schooler figure out who they are. Seeing her thrive, make new friends from across the district, and actually want to go to school tells me more than any ranking ever could.

I've sat in the pickup line. I've been to the concerts and the back-to-school nights. I know these schools as a dad, not just as a REALTOR® — and that's a perspective I'm genuinely grateful to be able to share with the families I work with.

🌳 Life in the Brandywine Valley

The schools are the draw, but the lifestyle is what makes us stay. On any given weekend, this is what home looks like for us:

✔️ Longwood Gardens — one of the world's great gardens, right in our backyard, magical in every season
✔️ The Brandywine River Museum of Art and the Wyeth legacy — world-class art and history woven into the landscape
✔️ Farm stands, wineries, and the Kennett Square "Mushroom Capital" food scene — plus a genuinely wonderful small-town main street
✔️ Trails, parks, and preserved open space — Pocopson, the Brandywine Creek, and miles of country roads for biking and running
✔️ Community traditions — from the Great Pumpkin Carve in Chadds Ford to the Kennett Brewfest and the Mushroom Festival

It's the rare place where you can have a rural, open-space lifestyle and world-class culture, dining, and convenience, all at once.

🏡 The Housing Market

If you're considering a move here, a few honest notes on the homes.

The district offers real range — from historic stone farmhouses and converted barns, to newer construction in neighborhoods near Kennett and Chadds Ford, to properties on serious acreage for those who want land and horses. There are even some more attainable options (townhomes and smaller homes) mixed in, though this is a sought-after district, so demand is strong.

Prices reflect the desirability: many single-family homes land comfortably in the high-$500,000s to $800,000s, with larger homes and estates reaching well beyond. Well-priced, move-in-ready homes in UCFSD tend to sell quickly, because the district's reputation keeps buyer demand steady. (Market data changes constantly — I'm happy to pull current, specific comps for any area you're considering.)

⚠️ What to Verify (My Signature Advice)

Here's where my "live here and sell here" perspective really pays off, and it's advice I give every buyer:

✔️ Confirm the district — and the county — by exact address. UCFSD straddles Chester and Delaware counties and seven townships. A home that looks like it's "in Chadds Ford" could sit in a different township, county, or even a different school district than you assume. Always verify.
✔️ Taxes vary by township and county. Because the district spans two counties, your property-tax picture depends on exactly where you land. Don't assume — check the real numbers for the specific home.
✔️ Know your elementary feeder. With four elementary schools, your exact address determines whether your child starts at Chadds Ford, Hillendale, Pocopson, or Unionville (before everyone converges at Patton). If a specific school matters to you, verify the boundary.
✔️ Rural properties mean wells and septic. Many homes here are on well water and septic systems — budget for the right inspections.

This is exactly the kind of local nuance that's easy to miss from a listing site — and easy to get right with someone who lives it.

🌟 Who Loves It Here

✔️ Families who want top-tier schools and a rural, open-space lifestyle
✔️ Buyers drawn to Longwood Gardens, the Brandywine Valley, and the Wyeth country landscape
✔️ Commuters who want countryside with reasonable access to Wilmington, West Chester, and Philadelphia
✔️ Those seeking historic character, acreage, horse properties, or room to breathe
✔️ Anyone who values a genuine, connected community — the kind where the whole district grows up together

Final Thoughts

I've helped a lot of families find their homes across the Delaware Valley, but there's something special about helping someone put down roots in the community I love and live in myself. When I tell you UCFSD is a wonderful place to raise a family, I'm telling you as a neighbor — and as a dad whose kids walk these hallways every day.

If you're thinking about making the Unionville-Chadds Ford School District your home, I'd love to show you around — not just the houses, but the place. Reach out anytime. I'm right down the road. 🏡
